Carports Project Chronology

Where we’ve been… (event dates are approximate)

• March 2021
  • Permits approval delayed – needs an amendment and review of pricing
• April 2021
  • Permits approved
  • Demolition of old carports complete – electrical and irrigation issues found
• May 2021
  • Surveyor work complete. Electrician and foundation/slab contractors contacted
  • Trusses ordered
  • Irrigation issue repair complete
  • Electrician repair work complete
  • footings excavation – new irrigation and gas line issues encountered
• June 2021
  • footings rebar reinforced concrete foundations poured
  • irrigation temporary above ground repair installed
  • workroom foundation poured
  • blocking materials delivered
  • workroom slab completed
• July 2021
  • gas service to pool heater and grills restored
  • columns built – blocking complete
  • workroom blocking complete
  • tie beams formed, rebarred, poured and curing
    • all columns rebarred and filled with concrete with tie beams build
  • carports build moving along at a fast pace! – Then….
• August 2021
  • Project delay – not much happened in August
    • Informed of trusses manufacture delay – first delivery not until late September
  • Concrete curing
  • GC meetings with frame and stucco contractors
• September 2021
  • All stucco work completed
  • Irrigation pipes buried
  • Roofing plywood building code change from 1/2″ to 5/8″ confirmed
  • Trusses for the south (large) structure scheduled for November
  • Roofer put on notice to start in Oct.
  • Trusses for the north (small) structure delivered Sep. 30th
• October 2021
  • Truss installation on north (smaller) structure began Oct. 2nd
  • The town inspector was on-site Oct 13th and the north structure passed the roof sheathing inspection.
  • The Royal Palms that were too close to the new carports north structure came down Oct 14th.
  • Roofing materials for the north structure delivered Oct 15th. Roofing almost complete on the north structure Oct 23rd. Paused for inspection.
• November 2021
  • Priming stucco on both structures is in-progress
  • Trusses for south structure delivered on Nov 12th
  • Framing crew on-site Nov 15th preparing trusses for installation on south structure
• December 2021
  • Ordering garage and side doors for workroom/shop
  • Crane to assist trusses install on south structure expected Nov 16th
  • Completion of roofing on north structure
• January 2022
  • Garage door and side door installation on workroom/shop
  • Completion of framing and roofing on south structure
  • Ceiling materials arrive and installations begin
• February 2022
  • Framers scheduling issues early in the month
  • Shop ceiling, walls, and floor epoxy coating complete
  • Carports ceilings installations complete
• March 2022
  • Completion of caulking, sealing, priming, and painting of both structures
  • Electricians install lighting (the carports are looking AWESOME!!)

• April 2022
  • Crushed shell ‘road’ to lift station
  • Foreign object removal (nails, etc.)
  • Grading and gravel
  • Final inspections and occupancy certification
  • Carports open on April 26, 2022
